Building on top of an existing garage is one of the most space-efficient ADU strategies. The garage provides a ready-made structural platform and the ADU is built as a second story above it with its own exterior staircase and private entrance — leaving the garage fully usable below.

Basement ADU
If your home has an existing basement with adequate ceiling height, converting it into a fully permitted ADU is one of the most cost-efficient paths. The structural shell is already built — we add egress windows, a separate exterior entrance, insulation, plumbing, electrical, and finishes to create a complete, code-compliant below-grade living unit.

Decks — whether at ground level, elevated, or spanning occupied space — face relentless mechanical stress in addition to water exposure. A failed deck membrane doesn’t just let water in; it can compromise the structural integrity of the supporting assembly and any occupied space below.
We specify and install traffic-rated waterproofing systems engineered for sustained load, abrasion resistance, and long-term adhesion. From residential timber decks to commercial concrete podium decks, every installation is designed to the specific loading, drainage, and finish requirements of the project.

03 — podium Waterproofing
Large-Scale Slab Waterproofing
with Zero Margin for Error
Podium slabs — the large elevated concrete platforms that form the base of commercial towers, mixed-use developments, and residential complexes — represent the most technically complex waterproofing challenge in construction. With occupied car parks, retail, or plant rooms beneath and landscaped areas, pools, or courtyards above, the consequences of membrane failure are severe and remediation is extraordinarily costly.
Our podium waterproofing approach is forensic in its detail, starting with a thorough structural assessment and working through a fully engineered, independently specified system with third-party quality assurance.
Pre-Application Survey
Every podium project begins with a comprehensive structural survey including core sampling, moisture meter readings, pull-off adhesion tests on existing coatings, and drainage mapping. We never specify blind.
System Specification
We produce fully engineered system drawings, product data sheets, and method statements specific to each project. Systems are selected from market-leading manufacturers and independently tested to AS/NZS and ISO standards.
Application & Quality Assurance
All podium membrane applications are supervised by a certified waterproofing inspector. Electronic leak detection (ELD) is used on every project to verify 100% membrane integrity prior to overburden placement.
Overburden & Landscaping Integration
We coordinate with civil and landscape contractors to ensure drainage layers, root barriers, irrigation penetrations, and filter fabrics are correctly installed over the membrane — protecting the warranty and the system’s long-term performance.
